Atlas’s 4th Opportunity Zone Fund (AREP QOF 4 LLC) is a boutique, direct-to-sponsor Multifamily-only fund focused on the Southeast and Texas. The Fund anticipates investing in four-to-six multifamily developments each generating a projected net IRR to investors of 12%-14% and net equity multiple of 2.3x-2.7x over a minimum 10-year hold period before reflecting the tax benefits of the opportunity zone program. Three projects are already under control, with the first investment expected to close in December 2022: a fully entitled, 300+ unit multifamily opportunity zone project located in the Charleston’s NoMo Creative Corridor.
