The ABD Ozone Fund produces an urban workforce housing product at approximately $200K per unit, or 60% less than traditional multifamily which deliver a studio for roughly $500K per unit in Oakland, CA. ABD Studios are priced at $1,675 per month, which is 62% less expensive than new traditional studios in Oakland which rent at an average $2,712 per month. In addition, construction only takes 9 to 12 months, or roughly half the time of traditional urban building.

ABD Suites is designed to address the needs of the Bay Area’s approximately 900,000 single-income professionals for whom there has been virtually zero purpose-built housing and specifically those who earn between $65k and $120k per year.

2019 ABD Ozone Fund’s sponsor, Riaz Capital, is an experienced and vertically integrated developer, owner and operator of small format housing that has been operating in the Bay Area since 1977. The fund will target a 16% net IRR and 2.6x net EQM over a ten-year hold.
