Building on the success of their 2019 and 2020 Qualified Opportunity Funds, the 2021 Grubb Qualified Opportunity Fund intends to invest in branded, moderate-priced rental housing properties. Grubb Properties’ Link Apartments℠ brand focuses on design efficiency and resident amenity in order to create the lowest cost, new urban-infill product available in the market today. The Grubb 2021 Qualified Opportunity Fund will focus on several highly resilient Tier 1 and select Tier 2 U.S. markets and several high growth Tier 2 U.S markets.
We pursue Essential Housing through our Link Apartments℠ developments where we can leverage two key differentiators: location and price point. Within each target market, the Fund will focus on QOZ land tracts that are urban, transit-oriented and close to major fixed employers (e.g., universities, medical centers) and will target renters at a moderate price point.
The Fund is structured as a REIT, which is advantageous to the end investor in many ways. Not only does it simplify tax reporting, but it limits investor responsibilities with respect to their investment in the Fund to their primary state of residence.
